“Nardaran Invest” LLC is looking for a Head of Maintenance for the Exploitation Department at Sea Breeze Resort!

Key Responsibilities:

• Define and implement the overall strategy for residential operations, enhancing brand visibility and strengthening market positioning;
• Develop annual budgets and financial forecasts, ensuring revenue and occupancy targets are achieved across all residential properties;
• Identify and capitalize on new business and investment opportunities to drive sustainable growth and long-term value creation;

Operational Management

• Ensure consistent adherence to brand standards and maintain high-quality living standards across all residential properties;
• Oversee the day-to-day operations of all residences and residential units within the cluster;
• Monitor financial performance, budgets, and key performance indicators (KPIs) to ensure sustainable profitability and cost efficiency;
• Lead, mentor, and develop high-performing teams while fostering a positive and service-oriented work culture;
• Maintain regular communication with the CEO of Sea Breeze Resort and the CFO, delivering comprehensive updates on operational performance, resident satisfaction, financial outcomes, and market trends;
• Promote collaboration, accountability, and a strong team-oriented culture across all departments;
• Ensure quality assurance, compliance with operational SOPs, and excellence in resident services;
• Approve and monitor engineering and maintenance budgets, ensuring cost efficiency, compliance, and alignment with sustainability objectives;
• Oversee CAPEX planning, asset lifecycle management, and major renovation or development proposals;
• Ensure compliance with safety regulations, building codes, and environmental standards;
• Lead energy efficiency, preventive maintenance, and long-term sustainability initiatives;
• Maintain crisis preparedness and ensure business continuity for engineering- and facilities-related contingencies.

Candidate Requirements:

• Minimum 5 years of work experience in a relevant field;
• Higher education in a relevant field;
• Computer skills – MS Office (Excel, Outlook, Word), 1C, AutoCAD;
• Language skills – Russian and English are desirable;
• Good knowledge of construction norms and standards (SNIP, GOST, ISO, etc.);
• Ability to read and analyze design and estimate documents;
• Strong knowledge of engineering, maintenance, and CAPEX management;
• Strong understanding of health, safety, compliance, and risk management;
• Experience with sustainability and energy-efficiency initiatives;
• Ability to operate effectively in a fast-paced, multi-property environment;
• Business communication and teamwork skills.

• Working place: Nardaran, Sea Breeze Resort & Residences;
• Lunch and transportation services are provided by the company;
• Working days: 6/1.
