Position Purpose

The Design Manager will lead and coordinate the architectural design process for large-scale real estate development projects, from concept development and consultant selection through detailed design, construction, and author supervision.

The ideal candidate should have a strong background in architecture and design management, with experience working with local and international design consultants.

Key Responsibilities

• Manage the full architectural design process from concept development through detailed design, construction, and project completion.
• Develop and monitor design plans, schedules, deliverables, budgets, and key project milestones.
• Manage design tenders, including preparing scopes of work and evaluating and selecting local and international design consultants.
• Review and optimize architectural and master-planning solutions, ensuring design quality, functionality, constructability, and commercial efficiency.
• Coordinate architectural design across structural, MEP, landscape, interior design, infrastructure, fire safety, and other disciplines.
• Ensure compliance with the approved project concept, budget, schedule, technical requirements, Azerbaijani legislation, and applicable standards.
• Lead coordination with consultants, contractors, authorities, and internal stakeholders, resolving design risks, conflicts, and technical issues.
• Monitor consultants’ performance, contractual obligations, and the quality and timely delivery of design documentation.
• Manage design changes during construction and assess their impact on cost, schedule, quality, and technical feasibility.
• Oversee author supervision, site visits, and the review of drawings, materials, samples, mock-ups, and other design submissions.

Job Requirements

Education

• Bachelor’s degree or higher in Architecture.
• A degree in Urban Planning, Construction, Civil Engineering, or a related field may be considered if supported by strong architectural and design management experience.

Professional Experience

• Minimum 10 years of relevant experience in architecture, design management, or real estate project development.
• Minimum 3 years of experience in a senior architectural or design management position.
• Proven experience managing the design process from concept development through detailed design and construction.
• Experience in large-scale residential, mixed-use, commercial, office, shopping mall, hospitality, public, or leisure projects.
• Experience coordinating multidisciplinary teams and local and international design consultants.
• Experience working with international architectural firms, developers, engineering consultants, or foreign-invested companies is preferred.
• Experience in projects with a total investment value exceeding approximately AZN 33 million would be an advantage.

Professional and Technical Knowledge

• Strong knowledge of architecture, master planning, design development, technical documentation, and construction-stage coordination.
• Good understanding of Azerbaijani construction legislation, urban-planning requirements, project approval procedures, technical standards, and applicable international design standards.
• Ability to review architectural drawings, specifications, consultant proposals, and multidisciplinary design packages.
• Understanding of design contracts, tender procedures, cost control, variation management, and payment processes.
• Strong project coordination, communication, presentation, negotiation, analytical, and problem-solving skills.

Language Requirements

• Azerbaijani and English.
• Russian is an advantage.

Software Skills

• Proficiency in Microsoft Office and AutoCAD.
• Working knowledge of Revit and BIM processes is preferred.
• Knowledge of SketchUp, Navisworks, Autodesk Construction Cloud, Adobe Creative Suite, or similar software would be an advantage.

Other Requirements

• Willingness to visit construction sites and travel when required.
• Ability to work effectively with local and international stakeholders.
